Richard and his wife arrived here from England back in 1992, with $1,000 and two sets of skis to their name. After a few years teaching skiing and some involvement with property management, they began to study real estate investment and subsequently bought their first property (a group of six condos), from another investor, who was open to selling the property on a Contract For Deed.
Since then, Richard has stepped up his efforts to buy more properties and learn every technique out there, thus positioning his company Breakthrough Property Holdings, to swiftly capitalize upon any opportunity that presents itself. Activities to date include buying and selling houses, land, apartment buildings and commercial property, both wholesale and retail. He has completed several rehabs and helped many people facing foreclosure, which has improved his ability to negotiate with the banks. Each acquisition has been either with traditional financing or more frequently no-money-down, via creative financing, private lenders or with partners.
According to Richard, his involvement with the New Hampshire Real Estate Investor’s Association has been the catalyst for his move to full-time status: “Joining NHREIA was the best decision we could have made – as a result, we have grown our business much faster and have avoided many mistakes, due to the knowledge gained. All the contacts we have made have been invaluable.”
Future plans include land development and entering emerging out-of-state markets through the acquisition of large apartment complexes. Richard loves assisting other investors with their deals and is proud of the growth of NHREIA since its inception in 2004. He looks forward to helping the organization strengthen its position as a friendly group, with a reputation for professionalism, ethics and integrity.
